phases are handed over. The last two are due by the end of 2026.

Arabian Ranches III is Emaar's gated townhouse and villa community beside the original Arabian Ranches, launched in 2019. It is now almost complete: families live in fourteen of its sixteen registered phases, and Anya and Anya 2 are scheduled to follow in October and December 2026. Buying here today mostly means buying a resale, so the useful questions are which neighbourhood, and at what price.

What is Arabian Ranches III?

Arabian Ranches III is a gated community of 3- and 4-bedroom townhouses and 3- to 5-bedroom villas by Emaar, in Dubailand between Emirates Road and Sheikh Zayed bin Hamdan Al Nahyan Street. It is the third Arabian Ranches, a family-villa brand Emaar started in 2004, and it sits next to the first two.

Emaar unveiled it in February 2019 with Sun, a townhouse neighbourhood built around a lazy river, and broke ground that May once Sun and Joy had sold. Fourteen more phases followed, each with its own name and its own small amenity, from a treehouse clubhouse in Spring to an "urban village" of whitewashed lanes in Bliss. The Dubai Land Department lists 16 Emaar phases here with about 4,200 homes; the first handed over in October 2022 and the last two, Anya and Anya 2, are scheduled for October and December 2026.

One footnote residents like to mention: Emaar built Dubai's first 3D-printed villa here, a three-bedroom home unveiled in December 2023.

Sixteen phases, each with a name of its own.

Emaar built Arabian Ranches III as a ring of small neighbourhoods around a Central Park of more than 30,000 sq m, linked by a 4 km loop boulevard and cycle paths. Each phase has its own pool, play area or clubhouse, which is why residents tend to say which phase they live in, not just "AR3".
