Sun, Arabian Ranches III

Sun is where Arabian Ranches III started. Emaar launched it on 25 February 2019, and by the groundbreaking in May that year it had sold out. Its signature is a lazy river that winds between the houses, with a splash pad for small children beside it.

DLD records 432 homes: 279 three-bedroom and 152 four-bedroom townhouses, plus one larger unit. The phase was handed over in October 2022, so it now has almost four years of settled residents and mature planting.

Over the 12 months to October 2026, three-bedroom townhouses in Sun resold at a median of about AED 3.0m and four-bedrooms at about AED 4.1m (DLD). Median annual rents were about AED 140,000 and AED 195,000. Sales are thin, 17 in a year, because most owners are holding.
