Caya, Arabian Ranches III

Caya was the first phase of detached villas in Arabian Ranches III. DLD registers it in two parts, Caya 1 (147 homes, 3 to 5 bedrooms) and Caya 2 (100 homes, 4 and 5 bedrooms), both completed in March 2025.

The villas sit on generous plots a short walk from Central Park, with their own clubhouse, gym, pool and fire pit.

Four-bedroom villas resold at a median of about AED 7.55m in the 12 months to October 2026, and rented at a median of about AED 308,000 a year (DLD). Five-bedrooms are rare: two sold in that period, at about AED 9.5m and AED 10.5m.
