Joy launched on 11 March 2019, two weeks after Sun, and Emaar said at the groundbreaking that both had sold. It is a larger phase, 486 townhouses (318 three-bedroom and 168 four-bedroom, DLD), handed over in February 2023.

Its shared spaces lean towards younger children: a splash park, a hammock garden, an adventure play area, badminton and basketball courts, a clubhouse and an outdoor cinema.

Three-bedroom townhouses resold at a median of about AED 2.85m in the 12 months to October 2026 and four-bedrooms at about AED 3.9m (DLD), slightly below Sun. Median rents were about AED 143,000 and AED 195,000 a year.
