Anya and Anya 2, Arabian Ranches III

Anya and Anya 2 close the community. Together they are the largest phase, 854 townhouses (572 three-bedroom, 282 four-bedroom) according to DLD, on the side of Arabian Ranches III nearest Academic Road and Emirates Road.

Both are almost built. DLD records Anya at about 98% complete with handover scheduled for October 2026, and Anya 2 at about 97% with handover in December 2026.

Emaar launched Anya from AED 2.01m and Anya 2 from AED 2.26m. Over the 12 months to October 2026, three-bedroom units changed hands at a median of about AED 2.83m and four-bedrooms at about AED 3.95m (DLD), sold by original buyers before handover. For a buyer who wants a brand-new house, these are the last ones in the community.
